Ghost kitchens – also known as virtual, dark or cloud kitchens – have generated significant interest in recent years as a source of innovation and disruption in the food & beverage (F&B) sector. With an exclusive focus on delivery, these establishments eschew the traditional front of the house – storefront, dining space, furniture and fixtures, wait staff, etc – and cater to customers rather via an online platform; usually a third-party delivery app.

This month we feature Hotel Zum Stern in Bad Hofgastein in Austria. We were involved with the feasibility study and operator search for this project. We want to highlight a study done by our Munich office, that publishes an annual ranking (as per 31 March each year) of all hotel brands with more than 15 hotels in their portfolio in Germany.

This year's report analyses the development of hotel brands over the last five years and during the COVID-19-pandemic in Germany.

Ageing gracefully - what should modern senior living concepts look like?

The population in Europe is continuously ageing. A declining birth rate combined with a higher life expectancy (women: 83 years; men: 78 years) are the main reasons for this development. According to the European Commission, people aged 65+ will represent 30 % of the total population in Europe while they currently represent 20 %. So the big question is: how should modern senior living concepts look like?

Impact of higher inflation and higher interest rates on hotel real estate assets

• Hospitality real estate assets have historically fared better than other real estate
  investments during periods of rising inflation, particularly in the upscale and luxury segment.
• Historically, an interest rate increase of 100bp resulted in an increase of 28bp in cap rates, suggesting that preservation of value considerations during such an environment trumps other factors.
• However, inflation can pose significant challenges – particularly if it gets out of control – this raises concerns particularly for lessors with long-term fixed lease contracts.
